Each Botanica Luxury villa centers around a natural stone tiled swimming pool with a free-flowing floorplan that is capped by a vaulted, teak wood ceiling and framed by concertina glass doors. The transom windows above these glass doors give added light and elegance to the main area of the home. To celebrate the idyllic outdoor ambience the eave has been overextended to create an added lounge or dining area on the terrace which is supported by striking pillars. The grand tile flooring in the front room matches that on the terrace for a seamless transition to the outdoors.

The Botanica Luxury estate offers a custom built residence that will take approximately twelve months to construct. AAP Architecture offers flexible payment plans to support overseas buyers. Our standard payment schedule is linked to the completed stages of your new home construction.

Terms & Conditions:

Participation is mandatory for all Type A villas.
Type A villas will be constructed at the same time and will complete in 12 months. There will be no modifications to the design or finishing materials.
Owners of Type A villas will be required to purchase the standard Furniture Package for 1,500,000 THB and Rental Accessory Package.
The Rental Agreement will be effective for 60 months from the date of transferof the villa.
The rental income will be paid at the end of every Quarter.
The complimentary night’s stay per year cannot be used during:

  • • 20 December – 20 February
  • • Chinese New Year for 6 nights each year
  • • Easter Friday to Easter Monday
    Chinese New Year and Easter varies from year to year.
The complimentary night’s stay need to be booked at least 90 days in advance.
The villa owner shall receive privileges to stay in an alternative Type A villa, in the event that their villa is occupied or undergoing maintenance work.
The Common Area Management shall be under the responsibility of the villa owner.
The Villa owner will be responsible for maintaining the villa, the garden and the swimming pool in good order.
The Developer will be responsible for the replacement/repair of any items which become damaged by rental tenants.
Upon the end of the Rental Agreement term, the Developer shall improve the villa to be in original condition, with normal wear and tear being excluded.


The Rental income is guaranteed by the Developer of Botanica Luxury villas.
